The rates include good suggestion to enjoy the best Venice services and restaurants spending much less money! And...:
In the B&B rooms: welcoming, tourist information, bath towels and bed linen, Italian Breakfast service, daily cleaning and reatoring rooms, use of panoramic terrace on the sea, Wifi Internet.
In the Apartments and Suites: welcoming, tourist information, bath towels and bed linen, 1 free cleaning and change beds per week (or each 3-4 days for short stays), use of garden or panoramic terrace on the sea, Wifi Internet.

The rates doesn't include:
in the suites and apartments: compulsory final and optional daily cleaning: € 25/day. Apartments and Suites must be delivered cleaned or buy the final cleaning service.
Optional services: renting bikes: € 7/person/day (deposit: € 100/bike); only for apartments: full italian breakfast: € 5/person/day; short breakfast (milk/coffee/croissant) € 3/person;
Tourist Tax for max 5 days: € 1,05/day/person>16 y.o. in apartments and Suites; € 2,10/day/person >16 y.o. in B&B; 50% reduction for tax: children >11<17 y.o. No tax for children < 11 y.o.
Persons >3 y.o. < 18 y.o. pay 25% less than adults: write in the notes if there are boys with you.
 
Check in: 16:30-23:00. Not accepted late check in after h. 23.00.
